How to choose a relocation company in Dubai
Search for relocation companies in Dubai and the first results are movers. A mover ships your furniture. A relocation consultant finds your flat. This guide separates them, then gives you the checks.

The short answer
A mover ships your belongings. A relocation consultant, also called a destination service provider, finds a home, shortlists schools and does the registrations. A broker negotiates leases and sales for a commission. Many search results for relocation companies in Dubai are movers, so decide first which of the three you need.
If the company finds your flat, check its broker licence. In Dubai the Land Department publishes a list of brokers licensed by RERA and a service to verify licences and permits. In Abu Dhabi, Law No. 3 of 2015 says no one may act as a broker without a licence. Whether a consultant who negotiates a lease for a flat fee needs one is a question for a lawyer.

Why are the first results for relocation companies in Dubai movers?
Because the words are shared. In our research of 5 October 2026, the lists that came up for “relocation company Dubai” were lists of moving companies, with relocation consultants listed inside them. A mover and a consultant do different jobs, and you may need one, the other or both.
- Mover. Ships furniture, vehicles and household goods. Trade body: FIDI, the global alliance of international moving and relocation companies, and the International Association of Movers (FIDI, IAM).
- Relocation consultant (destination service provider).** Finds a home, shortlists schools, handles utilities and registrations. Trade body: EuRA lists destination service providers as a category (EuRA); it listed 12 for the UAE in our research on 5 October 2026.
- Relocation management company. Runs the programme for an employer and often subcontracts the consultant. Trade body: Also tagged in EuRA’s directory.
- Broker. Negotiates leases and sales for a commission. Trade body: Licensed by RERA in Dubai and under Law No. 3 of 2015 in Abu Dhabi.
Some firms are two or three of these. Ask the company which it is, and which it is not.
What should you check before you pay?
- The broker licence, if the company finds your flat. In Dubai, the Land Department has a service that lets you view the list of real estate brokers licensed by RERA, on its website or in the Dubai REST app (DLD, licensed brokers). A second service lets you verify the licences and permits the department issues to real estate practitioners through its Trakheesi system (DLD, verify licences and permits). Ask for the licence number and search it.
- The ad permit. The Land Department issues real estate advertising permits, and its list of covered advertising includes electronic and classified advertisements (DLD, ad permit). If you found the flat through an advert, ask the broker for the permit number. We did not read a rule that makes you check it, so treat it as an extra question, not a test.
- Abu Dhabi. Law No. 3 of 2015, as published in the Abu Dhabi legislation library, says no person may act as a broker, or present themselves as one, without a licence from the Department. A person who does has no right to any fee and must refund what they received. A broker must sign a written brokerage contract before doing any work, may not earn a commission unless the service leads to a contract, and must write the registration number on correspondence, advertisements, documents and business cards (Law No. 3 of 2015). The text may have been amended, so check the current version.
- Whether a consultant counts as a broker. The Abu Dhabi law defines a broker as someone who, under a brokerage contract, searches for a second party to conclude a contract and mediates the negotiation for a commission. A consultant who finds you a flat for a fee may or may not fit that description, and we found no official answer for Dubai either. This is a question for a lawyer. Ask for the licence number whatever the answer.
- The trade licence. Ask for the company’s trade licence number and the authority that issued it. We could not open the official business-search sites, so we do not describe how to check. Ask a lawyer or the authority.
- Memberships. EuRA is the European body, and FIDI and IAM are for movers. Membership shows that a firm is in a directory. It is not a licence.
- Who files your visa. The sponsor files the residence visa, and a typing centre registered with the Federal Authority can fill in forms on the sponsor’s behalf (u.ae). Our research found no UAE licence for visa advice comparable to the UK’s. Ask who does what, in writing.
- Where they work. Our research found that most agencies have a Dubai office and only three show an Abu Dhabi office with an address. If you move to Abu Dhabi, ask who does the viewings.
Which questions should you ask?
- Are you a mover, a consultant or a broker, and what do you not do?
- What is your broker licence number, and which authority issued your trade licence?
- What is in the fee, in writing, and how many viewing days? Our guide on what a relocation company costs shows what is published.
- Is it a flat fee, a share of the rent or both? Do you also take a commission from the landlord, and up to what share? The government says some brokers ask for up to 5% of the total rent (u.ae).
- Who will do my search, by name?
- What is refunded if no flat is found?
- Who handles the visa and the Emirates ID steps, and are they registered?
- Can I speak to a client who moved from my country in the last year?
What are the red flags?
- A fee or a deposit asked for before a written scope and a contract.
- A payment to a personal account, or cash.
- No licence number, or a number that does not match the name on the Land Department’s list.
- A promise of a particular flat by a date, or of a price below the market, with no way to check.
- A fee described as free, while a commission is taken from the landlord and not disclosed.
When is a company not worth it?
If your employer has a provider, ask what it covers first. How does relofinder.com list agencies?
The directory lists agencies with an office in the country, and a company that only moves goods appears only if it also offers home search. It ranks them by one number: the Google rating of the agency’s own listing, weighted by how many reviews stand behind it. What we could not source
We did not find an official answer on whether a consultant that negotiates a lease for a flat fee needs a broker licence, or a way to check a trade licence, because the sites would not open. The EuRA count is that recorded in our research on 5 October 2026. We did not name any company, because naming one would read as a ranking. The Abu Dhabi law text may have been amended. Common questions
What is the difference between a mover and a relocation consultant?
A mover moves goods and vehicles, and its trade bodies, such as FIDI and the International Association of Movers, are about moving and logistics. A consultant helps you settle: the home search, schools, utilities, registrations. Some firms do both, so ask which service the quote covers.
Does a relocation company need a broker licence?
If it acts as a broker, yes: in Dubai brokers are licensed through the Land Department and RERA, and in Abu Dhabi under Law No. 3 of 2015. Whether a consultant who finds your flat for a fee counts as a broker is not settled in the sources we read and is a question for a lawyer. Ask for the licence number either way.
How do I check a broker in Dubai?
Use the Land Department's list of licensed real estate brokers or its service to verify licences and permits, both on its website and in the Dubai REST app. The department's real estate ad permit, issued through the Trakheesi system, covers electronic and classified advertisements, so ask the broker for the permit number of an advert you saw.
Should I pay a deposit to a company before I see a flat?
Not before a written scope and a signed contract. The government lists the documents and the post-dated cheques a tenant provides when the lease is concluded with the landlord or agent. A payment to a personal account, or a request for cash, is a reason to stop and ask for the company's licence.
Does the advice change in Abu Dhabi?
The checks are the same but the register differs: Law No. 3 of 2015 applies and brokers must show their registration number on correspondence, advertisements and documents. Our research found only a few agencies with an Abu Dhabi office and an address, so ask who covers Abu Dhabi viewings.
