How to find an apartment in Brussels
The Brussels Region calls its rental supply plentiful. The traps are in the lease, the guarantee and the order of paperwork. Here is the search step by step and when an agency is worth paying for.

The short answer
The Brussels commissioner says the city has a plentiful supply of relatively inexpensive accommodation, making it fairly easy to find a place. Numbeo, a crowd-sourced site, estimated a one-bedroom flat in the centre at EUR 1,197 a month on 6 October 2026. Neither is an official rent statistic.
The risks are in the paperwork. A home lease runs nine years even when written shorter, the usual guarantee is a blocked account of up to two months' rent, and cash paid to an owner can be lost. The estate agent's service is free for tenants. We found no published price from a Belgian home-search agency.

Is it hard to find an apartment in Brussels?
The public view is that it is fairly easy. The Brussels commissioner’s housing page says Brussels has a plentiful supply of relatively inexpensive accommodation (Commissioner Brussels, read 7 Oct 2026). That is a statement, not a statistic, and we found no official data on how long a search takes or how many people apply for a flat.
For a price signal, Numbeo is crowd-sourced. On 6 October 2026, from 1,071 entries by 127 contributors in the past 12 months, it estimated a one-bedroom flat in the centre at EUR 1,197 a month (range EUR 1,000 to 1,500), one outside the centre at EUR 1,031, a three-bedroom in the centre at EUR 2,205 and one outside at EUR 1,798 (Numbeo, read 7 Oct 2026). They are estimates, not official rents.
For a check on a specific flat, the Brussels Region runs loyers.brussels, a calculator of an indicative reference rent. It is indicative and non-binding, is run by Brussels Housing and comes in French and Dutch (loyers.brussels, read 7 Oct 2026).
How does the search work, step by step?
- Set a budget and communes. Brussels has 19 communes, and the commune you live in handles your registration. Use the estimates above as a starting point.
- Search several channels. The next section lists them.
- Visit and ask questions. Ask about the lease type, the guarantee and what is included in the rent.
- Read the lease before you sign, in a language you understand.
- Pay the guarantee properly. See the lease section.
- Do the entry inspection and keep it with the lease.
- Register at your commune. See the last section, and settling-in services in Belgium.
Where do people look?
The Brussels commissioner’s page recommends three property websites, Immoweb, Immovlan and LogicImmo, and says such platforms are easy to use, have many listings and usually charge no direct fees. It also names a Facebook group, BXL A LOUER, and Appartager for flat-sharing (Commissioner Brussels, read 7 Oct 2026). Immoweb describes itself as Belgium’s leading property website, with homes for sale and rent in Brussels, Antwerp, Liège and other cities (Immoweb, read 7 Oct 2026).
Estate agents are the other channel. The commissioner says their service is free for tenants and chargeable for landlords, and points to the professional institute IPI for checking an agent. If anyone asks a tenant for a fee, ask for it in writing and ask who ordered the service.
What lease will you be offered?
The commissioner’s page on rental contracts in the Brussels Region describes three kinds (Commissioner Brussels, read 7 Oct 2026):
- Very short term, under six months. It ends without notice at the end of the period.
- Short term, six months to three years. Either side needs three months’ notice, and the tenant may leave early by paying one month’s rent as compensation.
- Long term. A lease for a main residence becomes nine years automatically, even if written for a shorter period. After the first nine years, either side needs six months’ notice to end it without compensation, and renewals run in three-year steps.
The rental guarantee has three forms. A blocked bank account holds up to two months’ rent and is the most common. A bank guarantee may be up to three months’ rent, paid in instalments to the bank. And e-DEPO is an online deposit system. Paying the guarantee in cash or by transfer to the owner’s current account counts as a payment of a debt, and you lose your claim if the owner becomes insolvent. If you do pay cash, get a signed receipt.
Two more points. The entry inspection (état des lieux) records the condition of the home before you move in, may be done within the first month, should include meter numbers and should be attached to the registered lease. And the landlord must register the lease within two months, free of charge for homes. Registration protects you if the owner sells, and an unregistered lease lets the tenant end it without notice after a registered letter and a month’s wait.
Can you rent before you have a commune registration?
You need a home first. The EU file for the registration certificate asks for a lease contract, health insurance, a passport or ID, photos and papers for your status, and the file must be complete at the first appointment (Commissioner Brussels, read 7 Oct 2026). The commune also has the police check that you live at the declared address. Non-EU citizens register within eight working days of arrival (Commissioner Brussels, read 7 Oct 2026). So the lease comes first, and the registration follows. For a longer stay without a flat yet, we did not find a source on temporary addresses, so ask the commune.
What file do landlords expect?
We found no official source on the documents landlords ask for in Brussels, or on how a foreign employment contract or credit history is treated. Ask the owner or the agent early, and keep ready the papers you will need for registration anyway: ID, proof of your status and your employment contract if you have one.
What does a home-search agency do, and what does it cost?
The pages of Belgian agencies describe what they do. Do It 4 Me’s package lists a property list matched to your criteria, visits to up to 15 selected properties, follow-up before and after signing the lease and utility activation (Do It 4 Me, read 7 Oct 2026). Be Welcome lists housing and temporary residence, a bank account, town-hall registration and utility help, with an on-demand settling-in service (Be Welcome, read 7 Oct 2026). KBC Brussels’ list of five agencies says they help with the search for accommodation suited to your tastes and needs, the rental contract and telecom and energy subscriptions (KBC Brussels, read 7 Oct 2026).
Estate agents also sell home search to expats. Expat Housing shows an IPI registration and says it follows the institute’s code of ethics (Expat Housing, read 7 Oct 2026).

When is an agency worth paying for?
It tends to pay off when you have only weeks to find a home, cannot travel for viewings, do not speak French or Dutch and want someone at the lease and the entry inspection. It matters less when your employer provides a service, when you can search on the ground, or when you only need advice, which the Region’s free Expat Welcome Desk gives. What we could not source
We did not find official figures on search times, applicants per flat, the documents a landlord expects, or the rent of private lets in Brussels beyond the crowd-sourced estimate. We did not find an official source on which communes suit people who work at the EU institutions. We did not research Flemish or Walloon rental rules, which can differ from Brussels’. We found no price for a home-search agency.
