How to choose a relocation company in Singapore

Search for a relocation company in Singapore and you mostly find movers. Here is how to tell the types apart, how to check a licence on the CEA register and what to ask before you sign.

The short answer

In Singapore the word relocation often means a mover, so look for firms that sell destination services: home search, school search and settling-in. If a firm finds you a rental for a fee, ask for the agency's CEA licence number and your agent's CEA registration number, and check both on the CEA public register. Search it by phone number.

We found no local association list. The European Relocation Association (EuRA) lists six destination-service entries for Singapore. Agree the fee in writing, pay a landlord directly and never pay to secure a viewing.

What is the difference between a mover, a relocation company and a property agent?

Search for a relocation company in Singapore and the results are mostly moving companies. Our research on 6 October 2026 found that searches for relocation firms in Singapore mostly return moving companies, and no independent comparison of the firms that do home search, school search and settling-in for private clients.

Three kinds of firm matter to you:

  • Movers. They pack and ship household goods. Some also sell destination help, so check who does the work.
  • Destination-service firms. They sell home search, school search and settling-in. Our research on 6 October 2026 found 19 firms with a Singapore office, among them boutiques, regional specialists, global networks and licensed property agents.
  • Property agents. They are registered with the Council for Estate Agencies (CEA) through a licensed property agency, and they handle rentals and sales.

Many firms combine two of these. Ask each one which job it does for you, and who in the firm does it.

Does a relocation consultant need a CEA licence?

CEA says you should make sure your property agent is registered with CEA through a licensed property agency (CEA, read 7 Oct 2026). Its enforcement guide, dated 30 July 2021, lists acting as a property agency without a licence, and acting as a property agent without registration, as offences under the Estate Agents Act. The guide also gives an example: a person who offered to source tenants for rentals in return for commission, without registration or a licence, pleaded guilty to two charges (CEA enforcement guide).

The practical point is simple. If a firm finds or negotiates a rental for you for a fee, that is estate agency work, and you should ask for its CEA numbers. We make no claim about any named firm’s licence. Check the register yourself.

Pass applications are a separate matter. Your employer applies for your pass. If a firm offers to handle pass applications for you, ask what authorisation it holds. We found no separate licence for pass-application help and did not verify the point with MOM.

How do I check a licence on the CEA register?

  1. Ask for the numbers. Ask for the agent’s name, phone number and CEA registration number, and the agency’s name and CEA licence number. CEA says online property ads must show all of them.
  2. Search the public register. CEA’s public register lists registered property agents and licensed agencies. Search by the phone number. If it gives no profile page, CEA says the number is not registered, even if the name and number appear elsewhere.
  3. Read the profile. It shows whether the registration is valid, the residential transactions the agent closed in the last two years and which side they represented, any awards and any disciplinary records (CEA).
  4. Ask for the agreement. For a rental, CEA recommends the prescribed estate agency agreement, and its renting page lists the tenant templates (CEA).

What else should I check?

  • Services. Home search, school search, settling-in, tenancy help. Which does the firm do itself?
  • Who you deal with. Most Singapore boutiques are small, with one to a few people according to our research, so ask for a named consultant.
  • Memberships. We found no local association member list. EuRA lists six destination-service entries for Singapore (EuRA member directory, counted in our research on 5 October 2026). A membership says what the firm joined, not what it will do for you.
  • Reviews. Read the Google reviews of the firm’s own listing, newest first, and check it is the same business.

What are the red flags?

CEA lists the scam signs on its rental pages (CEA, rental scams):

  • You are told you must pay to secure a viewing or a rental. CEA says it is not required.
  • You are asked to pay a deposit or rent to the agent. CEA says to pay the property owner directly.
  • The phone number gives no profile on the CEA register.
  • One agent offers to act for you and for the landlord. CEA says an agent cannot be appointed by both for the same transaction, and that this is an offence.
  • The advertisement shows no registration or licence numbers.

Other signs apply to any firm: no written quote, pressure to sign today, or a promise of a home by a date.

What should I ask on the first call?

  1. Who will be my consultant, and are they registered with CEA? What is their registration number?
  2. Which agency licence sits behind the rental work, and what is its number?
  3. Is the fee fixed, a share of the rent or a day rate, and is GST included?
  4. Will you sign the prescribed estate agency agreement with me, and is it exclusive?
  5. Which tasks do you do, and which do I do in person?
  6. What happens if you find nothing?
  7. Do you already work with my employer?

Do I need a relocation company at all?

Not always. Your pass and your rental are things you can do with your employer and a registered agent. A relocation company earns its fee on time: shortlisting homes, attending viewings, negotiating a lease and booking appointments.
