What a relocation company costs in Singapore

Singapore relocation companies quote on request, so there is no price list to show. Here is what is public: how a rental-search fee works under CEA rules, what rents look like and what to ask in a quote.

We found no relocation company in Singapore that publishes a price for private clients, so we cannot give a range. Our research on 6 October 2026 found that boutiques and property firms quote on request, and corporate programmes are priced per case.

What is public is the rule for a rental-search fee. The Council for Estate Agencies (CEA) says commissions are not fixed, you negotiate the amount, and you record it in a prescribed estate agency agreement. An agent cannot work for both landlord and tenant on the same rental.

What do relocation companies charge in Singapore?

We cannot tell you, because the companies do not say. Our research on 6 October 2026 found no published package price for any Singapore agency. Boutiques and property firms quote on request, and corporate programmes are priced per case with the employer. On 7 October 2026 we read the website of one boutique, Red Dot Relocation, and it lists services (home search, school search, settling-in) without a fee (Red Dot Relocation). That is one example of a type, not a finding about any one company’s rates.

This guide therefore does what a price page can do without prices. It shows how a rental-search fee is built, what rents look like and what a quote should say.

How is a rental-search fee built in Singapore?

When a firm finds you a rental for a fee, the fee is a commission, and CEA sets the rules (CEA, read 7 Oct 2026):

  • Not fixed. CEA says there are no fixed commission rates and no prescribed guidelines on amounts. You are free to negotiate.
  • Agreed first. Settle the amount before work begins, and record it in the prescribed estate agency agreement. Ask whether GST applies.
  • Two templates. For a tenant, CEA lists an exclusive agreement (Form 8) and a non-exclusive agreement (Form 4). Before signing, ask your agent to go through the clauses.
  • One side only. An agent cannot collect fees from both parties in the same transaction.

CEA’s general page adds that an exclusive agreement runs with one agency for up to three months, that commission goes to the property agency and not the individual agent, and that you should ask about GST before you sign (CEA). The pages we read do not say who pays the commission on a rental, so the agreement is where you settle it.

Acting for both landlord and tenant on the same property is an offence under the regulations (CEA enforcement guide, 30 July 2021). If someone offers to represent you and the landlord at once, walk away.

What do rents look like?

A fee that is a share of the rent moves with the rent, so the rent level matters. URA reports that private home rents rose 0.7% in the second quarter of 2026, after 0.3% in the first (URA, 24 July 2026). One property firm, Expat-SG, lists a one-bedroom condo at S$3,000 to S$5,000 a month in its own guide (Expat-SG, read 7 Oct 2026). At 1 EUR = 1.4344 SGD (ECB reference rate, 5 October 2026), that is about EUR 2,091 to EUR 3,486. It is a firm’s figure, not an official statistic.

What does a package include?

Companies describe their services in their own words. Red Dot Relocation’s site lists, for settling-in, utilities and account set-up, healthcare guidance, coordination of a live-in helper and local tips. For home search it lists a needs assessment, profile matching and viewings, virtual or in person. For school search it lists guidance from an experienced international educator. What should a quote say?

  1. Fee basis. A fixed fee for named services, a share of the rent or a day rate.
  2. GST. Whether it is included.
  3. Scope. Number of viewings, school visits, lease negotiation and move-in help.
  4. The agreement. For a rental search, the prescribed estate agency agreement, and whether it is exclusive and for how long.
  5. Who does the work. Which tasks are done by a CEA-registered agent, and which by other staff.
  6. If nothing is found. What you pay when no home is found.
  7. Payments. Deposits go to the landlord and not through the agent, according to CEA.

How do I get quotes I can compare?

Because there is no price list, the work is on your side. Send the same short brief to two or three companies: your move-in date, your household, the areas and budget you have in mind, whether you need school search, and whether your employer is paying. Ask each to answer in writing against the seven points above, and put the answers in a table with one column per company. A quote that leaves a row empty is a quote you cannot compare. Most Singapore boutiques are small, with one to a few people according to our research, so ask who will be your consultant and who covers when they are away.

What are the red flags in a fee conversation?

CEA’s pages point to several (CEA, rental scams):

  • You are told that payment is needed to secure a viewing or a rental. CEA says it is not required.
  • You are asked to pay a deposit to the agent. CEA says to pay the property owner directly, by a verifiable method.
  • The agent’s phone number gives no profile on the CEA public register.
  • One agent says they will act for you and for the landlord.
  • There is no written agreement for a rental search, or the online advertisement shows no CEA registration number and licence number, which CEA says online ads must display (CEA, check your agent).

Who pays: you or your employer?

Your employer applies for your pass. Whether it also pays for relocation help is a question for your HR team. We found no source on how common it is. What we could not source

We found no published package price, hourly rate or day rate for any Singapore relocation company, and we did not find a typical employer budget. The pages we read do not say who pays the commission on a rental. We found no official rent table by area, and one property firm’s rent range is the only figure we use.

Does my employer pay for relocation to Singapore?
